Selling your home is one of the biggest decisions you’ll ever make, and it deserves the right approach. I always say that you can never pick the agent you will buy from, but its important to pick the right agent to help sell yours. When you book your free valuation, expect for me to give you honest and practical advice about what might need doing before you market your home. With over 26 years experience of selling property, I have seen every example of how to do it, and also how not to.
Preparing Your Home for Market
First impressions matter. That’s why my simplest advice is always a clean and tidy house. It doesn’t have to be Instagram perfect and full of brand new fittings, people are looking to buy a property to create a home, and picture it with their own belongings and interior ideas. If I feel that you can make some minor changes to help that I will offer that advice, and often help my clients through my contacts whether a lick of paint or a patio needing power washing is required.
Marketing & Negotiating the Sale
Once your home is ready, I will photograph your property in its best light, and will oversee all marketing material personally including floorplans and a quality descriptions. We can enhance marketing with video and drone use where needed. Once marketed, I will oversee viewing appointments to take your potential buyer on a personal journey through your home. When it comes to negotiating, I work for my client, the seller, to achieve a strong sale price with the right buyer who we feel confident in. This is where my experience really counts. Final and probably at times where most of the hard work and time is spent, is making sure all parties and their solicitors are working towards a common goal of a quick completion. It’s no secret that the period of time between sale and exchange can brings lots of ups and downs, but I am hear always to support those involved.
